A Brief Overview
Serves as the Facility Engineering Department /advocate for the coordination, operation and activities for engineering, maintenance and grounds. This position contributes to the fulfillment of the Children's Nebraska mission and vision by ensuring that all preventative maintenance processes, work orders, projects, and systems are properly developed, analyzed, and functional. This is to include interfacing with staff, contractors, and vendors in coordination of projects, and maintenance activities. Tasks performed to comply with established regulations and compliance by the NFPA, ASHRAE, Joint Commission and the hospital.
Essential Functions
Works collaboratively with maintenance and engineering employees as well as contractors and vendors. Provides leadership and oversight in all maintenance, engineering projects and repairs.
- Report on, develop solutions for, track, and manage all Computerized Maintenance Management System (CMMS) analysis findings to completion, including PM completion rates, schedule compliance, documentation, and efficiency measures.
- Responsible for the research, development, analysis, schedule, and input of Preventative and Corrective Maintenance work orders into the Computerized Maintenance Management System.
- Responsible for and coordinates preventive maintenance inventory, risk ranking, and records for all equipment within the CMMS according to manufactures standards.
- Responsible for the implementation of new equipment as it related to Preventative Maintenance and manufactures recommendations.
- Completes cost and life cycle analysis for equipment.
- Analyzes and reports on the Preventative Maintenance work order efficiency and back log to ensure proper monitoring and timely completion of work orders through real time displays and dashboards for staff and leadership
- Maintains a current asset and equipment records and inventory in the CMMS.
- Assist Maintenance and Engineering staff with CMMS.
- Ensures all EOC testing and documentation to demonstrate compliance with the Joint Commission standards is in a state of continual readiness and is logged into the CMMS Safety tracking System.
- Assists in logging performance indicators for evaluation of the Safety Program and in reporting performance indicators in CMMS for all areas to be delivered to the EOC Committee.
- Develops a CMMS monthly and annual schedule to ensure all areas of the facility are surveyed on a regular basis consistent with applicable codes and standards.
Performs a variety of functions to ensure compliance standards are met and coordinate projects assigned to the department
- Complete code analysis of hospital facilities to assure all regulatory requirements in the facilities compliance as it relates to The Joint Commission, NFPA, and Center Medicare and Medicaid and all other authorities having jurisdiction have an associated Preventative Maintenance work order with a schedule and resource attached.
- Participates in all safety, security and infection control programs that are mandatory as well as those required and provided by the department.
- Manage projects as assigned from Facilities and Construction departments to assure we meet schedules, budgets, quality, regulatory and safety requirements.
- Demonstrates work practices consistent with Childrens Nebraska and department-specific safety, security and infection control policies
- Regular attendance at work is an essential function of the job.

Education Qualifications
- High School Diploma or GED Required
Experience Qualifications
- Minimum 5 years of progressive experience in building management required, including 3 years in a healthcare environment required
